New Residence - Bribie Island
Seaside 35 is built as a sequence of spaces that slowly open toward the canal, treating water, landscape and climate not as backdrop but as the true generators of the design.
Set on an exceptional Bribie Island waterfront site, the house adopts a radial planning strategy that draws its principal rooms outward, shortening the distance between them while opening a shifting series of framed views across garden, pool, lagoon and horizon.
At its centre, the living spaces form a generous social heart, extending without interruption into covered terraces and landscaped outdoor rooms where retractable glazing lets the house dissolve its own boundaries with the season and the weather. Deep roof projections, shaded edges and carefully placed openings temper the subtropical climate, while courtyards and layered planting hold moments of privacy and retreat within the openness.
Private accommodation sits around quieter garden and water outlooks, allowing family and guest wings to stay connected without ever feeling on top of one another. In the end, Seaside 35's character comes from this balance of openness and enclosure — a home in which water, landscape and daily life are simply inseparable.
