Arrival at Quay 113 is a carefully staged sequence, built the way we build every entry — as a moment in its own right.
A sculptural street elevation, its tall vertical planes framing a deeply recessed glazed entry, sets up a measured contrast of solidity, transparency and shadow long before you reach the door.
Beyond that formal frontage, the house begins to loosen. Generous internal volumes, double-height spaces and expansive glazing draw living areas, terraces and the marina beyond into continuous relationship, while warm neutral finishes, natural textures and finely detailed joinery soften the scale so that generous never tips into overstated.
Planning here is layered rather than simply open, balancing privacy against connection at every turn, so that framed views and controlled transitions give each room its own particular character.
